Swiss law lets you leave before the term ends — if you present a replacement tenant the landlord cannot reasonably refuse.
An exchange semester ends, a job starts elsewhere, a course changes. Most students assume they owe rent to the end of the term. Article 264 of the Code of Obligations says otherwise.
You have to present a solvent replacement who will take the flat on the same terms, in writing. Get any part of that wrong and you stay liable for the rent.
